Selling a Home in Farmingdale, NY

Selling a Village home near Main Street isn't the same as selling a detached house in South Farmingdale or a condominium. Pricing, disclosures and what buyers are evaluating can be quite different.

I'm John Cordeira, Broker/Owner of Cordeira Homes, and I've been helping Long Island buyers and sellers for more than 20 years. I start by understanding your goals and the house itself, then build the plan around that.

Get My Farmingdale Home Value

1. Confirm the Property's Location and Legal Details

Check whether the home is in the incorporated Village, the South Farmingdale hamlet or East Farmingdale in Suffolk County. Local zoning, taxes, permit processes and jurisdiction can differ even when the postal city reads Farmingdale. Verify living area, alterations, accessory uses and the current assessment.

2. Choose Comparable Sales that Buyers Would Actually Consider

A near-downtown property can attract a different search than one farther from the LIRR. An owner-occupied condo should be compared with other relevant ownership units, not automatically detached houses. For single-family properties, review legal floor area, updates, yard, parking and condition.

3. Decide What Preparation Is Worth Doing

Deep cleaning, organizing and targeted repairs can help some properties. Others are better sold as-is. Before investing in a major remodel, compare the likely benefit with your time and costs. Accurate photographs and floor plans should show what a buyer is actually getting.

4. Handle Condo, Co-op or Association Requirements

If you are selling an ownership unit, check the association or cooperative's resale requirements, financial documents, right-of-first-refusal provisions where applicable, transfer fees, parking assignments and buyer approval procedures. Surprises here can delay a transaction.

5. Evaluate Offers Beyond the Purchase Price

Financing, inspections, appraisal, closing deadlines and other terms affect whether a deal reaches closing. A strong listing plan includes consistent communication with attorneys, buyers, lenders and the other professionals involved.

Want to Sell As-Is?

I prefer a quick visit before making pricing promises. You don't need to clear out or stage the home just for an initial walkthrough. We'll look at your timing and options from there.

Can you sell a Farmingdale house as-is?

Yes. As-is is a possible marketing approach, but legal disclosure obligations still apply.
