Living in Downtown Farmingdale Village: Apartments, Condos & Lifestyle

Imagine walking from your apartment to Main Street for coffee, heading to the LIRR for work, then coming home to a neighborhood with restaurants, small businesses and events within a compact downtown. That's a different type of Long Island lifestyle from a single-family house several miles away.

I'm John Cordeira, Broker/Owner of Cordeira Homes. This guide is for people considering living in the incorporated Village of Farmingdale, especially in and around downtown. For recommendations on where to eat, shop and go out, use the separate Farmingdale Shopping & Dining Guide.

Why Downtown Farmingdale Feels Different

Main Street and the streets around the railroad station bring businesses, housing and transit close together. This is not just a restaurant strip; the Village's downtown planning documents explicitly encourage mixed-use buildings and housing near the LIRR. That creates choices for those considering a rental apartment, owner-occupied condo or smaller residence instead of a detached house. Village of Farmingdale.

Apartments and Residential Developments Near Downtown

Located in the railroad-station area, this apartment community demonstrates the transit-oriented residential side of the Village. Its proximity to the station and downtown businesses is more central to the decision than a simple apartment amenity list. Check leasing availability, garage/parking terms, pet rules and current policies directly with management.

Elizabeth Street and Other Downtown Rental Residences

Active MLS examples at 40 Elizabeth Street reflect rental options on the streets around downtown. Some listings are individual units within larger buildings; others may be separately managed apartments. Verify exact building identity, permitted tenancy and what is included.

Other Farmingdale Village Apartment Options

Apartment communities along Conklin Street, Secatogue Avenue and the broader Village market add choices, but they are not all the same walking distance from Main Street or the station. For any building, confirm whether its address is within Village limits and compare the actual walk, not simply the Farmingdale mailing address.

The Farmingdale LIRR Station

The station is on the Long Island Rail Road's Ronkonkoma Branch and has a historic station building. For commuters, check MTA schedules, train service and accessibility. A downtown apartment can put the station nearby, but convenience differs with the particular building entrance and route.

Parking: The Detail Apartment Shoppers Should Not Overlook

The incorporated Village operates municipal lots and has separate policies for downtown visitor parking, resident permits and railroad-station parking. According to the Village, weekday station parking generally involves a permit or meter, and nonresident permit access can differ from resident options. Read the Village's parking rules before assuming a unit comes with an assigned garage space or a resident rail permit.

Before signing a lease or buying a condo: Ask about assigned spaces, guest parking, overnight rules, train station permits, pet policies, building fees, sound from nearby nightlife or rail traffic, laundry, elevators and accessibility. Village parking rules and private building parking arrangements are different things.

Village Boundaries Matter

Farmingdale Village is an incorporated village in the Town of Oyster Bay, Nassau County. South Farmingdale is a neighboring Nassau hamlet, while East Farmingdale is in the Town of Babylon, Suffolk County. All may appear with Farmingdale-related addresses. Municipal services, zoning and taxes can differ. See the Farmingdale town guide for a broader comparison.

Is Downtown Living Right for You?

If you value quick access to a train station, local businesses and a walkable commercial district, downtown may deserve attention. If private outdoor space, multiple parking spots or distance from activity are essential, compare nearby single-family streets or South Farmingdale instead. Both preferences can be reasonable; the right property depends on your routine.
