Farmingdale, NY Real Estate & Local Guide
Farmingdale stands out on Long Island for its active Main Street, historic Long Island Rail Road station, village atmosphere and surprisingly varied housing choices. You can explore apartments and condos near downtown, residential streets beyond the station, and one of Long Island's best-known outdoor destinations, Bethpage State Park.
I'm John Cordeira, Broker/Owner of Cordeira Homes, and I've been helping Long Island buyers and sellers for more than 20 years. I like Farmingdale's Village character, but the real estate here calls for careful geography: the incorporated Village, South Farmingdale in Nassau County and East Farmingdale in Suffolk County are not interchangeable.
This guide gives you the bigger picture and links to detailed resources on homes, apartments, condos, commuting, school districts, parks, gyms, shopping, dining and selling.

Village of Farmingdale, South Farmingdale & East Farmingdale
First, a distinction worth making before you buy a house or sign a lease: Farmingdale is not one municipal jurisdiction. The incorporated Village of Farmingdale dates to 1904 and sits in the Town of Oyster Bay, Nassau County. South Farmingdale is an unincorporated hamlet in the same town and county. East Farmingdale belongs to the Town of Babylon in Suffolk County, even though all may share the Farmingdale mailing designation or ZIP code 11735.

Downtown is a distinctive option for people considering a different Long Island routine. The Main Street business district and Farmingdale LIRR station provide a cluster of destinations that some residents can reach on foot. The Village's downtown planning strategy expressly addresses mixed-use housing near the station and Main Street rather than treating the commercial center only as a destination for visitors.
Examples of apartment and rental activity include the Fairfield Metro development on South Front Street and individual listings around Elizabeth Street. Other buildings along Conklin Street and Secatogue Avenue expand the Village housing choices, though not every Farmingdale rental is actually close to downtown.
If you enjoy Farmingdale Main Street, you'll appreciate the distinction between our two guides. Downtown Village Living explains apartments, condos, ownership options, parking and day-to-day routines. Shopping, Dining & Local Businesses focuses on where to eat, shop, get coffee and enjoy the business district.
Getting Around: Farmingdale LIRR and Major Roads

Farmingdale station serves the LIRR's Ronkonkoma Branch. The station is part of what makes Village living and commercial activity different from many other Nassau communities. Check MTA train schedules before estimating commute times, and verify the current Village station-permit rules: living near the station does not automatically mean you have free or assigned parking.
For driving, Route 109, Main Street, Conklin Street, Fulton Street and the Route 110/Broadhollow Road corridor connect different parts of the wider Farmingdale area. Access and traffic vary considerably between a residential side street, the downtown blocks and the larger commercial corridors.

Shopping, Dining and Local Businesses

Some businesses worth exploring include 317 Main Street, Vespa Italian Kitchen & Bar, Caracara Mexican Grill, Flux Coffee and Farmingdale Meat Market, among many more. Conklin Street, Fulton Street and Route 110 offer additional commercial choices.
Rather than duplicate menus and restaurant lists here, the dedicated Farmingdale Shopping, Dining & Local Businesses Guide organizes actual places and connects to the Farmingdale BID and Chamber directories.
Farmingdale Schools and Village Institutions
The Farmingdale Union Free School District operates Farmingdale High School, Weldon E. Howitt Middle School, and four elementary schools: Albany Avenue, Northside, Saltzman East Memorial and Woodward Parkway. District boundaries stretch across portions of Nassau and Suffolk counties. Other school districts may serve nearby addresses; verify each property directly with the district before making a school-based decision.
The Village government is headquartered at 361 Main Street. Village information includes municipal services, events and public notices. Nearby, the Farmingdale Public Library and community organizations provide additional local resources.
Farmingdale History & Local Identity
The Village incorporated in 1904. Its history connects nineteenth-century farming and brickmaking, railroad growth, early aviation industries and subsequent housing development. The historic train station and Main Street are recognizable landmarks within this larger story. Start with the Village's official history for more.
Thinking About Buying in Farmingdale?
Start by deciding whether you're seeking a house, a condo or co-op, a downtown apartment or an address in the wider Farmingdale postal area. I'll help compare the actual property, location, permitted use, current listings, commuting arrangements and monthly carrying costs.

A town-wide automated estimate cannot substitute for the right comparable sales and local knowledge. Whether your home is near the Village, in a surrounding hamlet or an attached ownership property, valuation depends on your actual location, features, condition and market competition.
Selling a Home in Farmingdale
Before putting a Farmingdale property on the market, I'd want to verify municipal location, school assignment, property condition, approved improvements and the best comparable sales.
