The Cameo is a townhouse community on Town House Drive, off Carmans Road, with a Massapequa Park (11762) mailing address. The units date to 1985: two-story townhomes with basements, a community pool, a playground, and a tennis/pickleball court. For a lot of buyers, it's the way into the Massapequa Park area without taking on a full house and a full yard.

Unit details, fees and taxes vary. Always confirm them against the current listing and the association's documents.
The mailing address says Massapequa Park, but property records list The Cameo as unincorporated Town of Oyster Bay. It is not inside the incorporated Village of Massapequa Park.
That matters more than people think. Village residents get certain services from the Village and pay Village taxes. Unincorporated areas are served by the Town of Oyster Bay and Nassau County instead. If you're comparing tax bills or services against a house a mile away, make sure you're comparing the same thing.
Living here, you're close to the Massapequa Park shops and restaurants, the parks and trails, and the gyms people actually use. My guides cover all of it:
This is the one that surprises buyers. MLS listings at The Cameo show the Farmingdale Union Free School District, with Howitt Middle School and Farmingdale High School listed for the units.
So a Massapequa Park address does not mean the Massapequa School District. If schools are part of your decision, confirm the district and the elementary school assignment for the specific unit directly with the Farmingdale School District before you sign anything.

Most Cameo units follow the same basic layout: living space and kitchen on the main level, with a half bath and a deck off the kitchen. Bedrooms are upstairs, and a full basement sits below. Recent listings describe gas heat and central air.
Where units really differ is what owners have done with them. Some have finished basements with an extra full bath, updated kitchens, hardwood floors and newer HVAC. Others still have unfinished basements and original finishes.
Same complex, same floor plan, very different price. That's why "what did the last Cameo unit sell for" is only half the answer.
Recent MLS listings showed monthly common charges of roughly $450 to $495. One listing noted the charges cover common area maintenance, exterior maintenance, snow removal and trash. It also said the association is responsible for the roof and exterior building structure.
Charges change, and so do the rules. Before you buy, get these from the managing agent or the association:
Your attorney should review the documents too.
Cameo units don't come up often. Set up a search for Massapequa Park condos and townhomes and you'll see new listings the day they hit the market.
Here's the honest version. Your best comps are other Cameo units, and you'll be compared to them line by line. Public MLS records show 94 Town House Drive sold for $637,000 in November 2024, and 36 Town House Drive sold for $575,000 in July 2025.
Both are 3-bedroom units of similar size. The gap comes down to condition, the basement, updates and timing. Online estimates can't see your finished basement or your new HVAC. I can.
Start with a free estimate, then I'll tighten it up against actual Cameo sales.
When you sell here, the buyer has probably already walked through another unit with the same floor plan. They know exactly what yours does better and worse. So pricing has to be honest about where your unit sits against recent Cameo sales, not against a single-family house down the road.
Have the association paperwork ready early: common charges, the budget and the condo questionnaire. Delays there kill deals. Lead the marketing with what actually separates your unit: the finished basement, the updates, the deck, the pool and courts.
And spell out the Farmingdale school district and the unincorporated status up front. A buyer who finds out late walks.

The Cameo townhouses are on Town House Drive, off Carmans Road, with a Massapequa Park, NY 11762 mailing address. Property records place the community in the unincorporated Town of Oyster Bay, outside the incorporated Village of Massapequa Park.
MLS listings for The Cameo show the Farmingdale Union Free School District, not the Massapequa School District. Confirm the district and school assignment for any specific unit with the Farmingdale School District.
Both. They're two-story townhouse-style homes with basements, and MLS lists them under condominium-style ownership with monthly common charges.
Recent listings showed about $450 to $495 per month. One listing said the association handles the roof and exterior building structure. Charges change, so confirm the current amount and what it covers with the association before buying.
Listings describe an in-ground pool, a playground, a tennis/pickleball court and a shared common area. Each unit has two assigned parking spots in front, plus visitor parking.
Start with a free home value estimate, then compare it against recent Cameo sales. Condition, a finished basement and updates make the biggest difference between units.
If you live at The Cameo, you know things no listing will ever say: how the association runs, when the pool opens, and which units get the best light. Tell me what's missing or what's changed, and I'll keep this page accurate for the next person deciding whether to buy here.
