Farmingdale, NY Condos, Co-ops & Townhomes for Sale
Farmingdale offers alternatives to detached houses, including condominium ownership, co-op-style housing and other attached residential arrangements. Buildings vary in ownership structure, monthly charges, parking and location - so it pays to compare the details instead of treating every apartment-style listing as interchangeable.
I'm John Cordeira, Broker/Owner of Cordeira Homes. If you're looking for a smaller property, a different maintenance arrangement or access to downtown, here's what to investigate before buying.

Condo vs. Co-op: What Are You Buying?
Condominium
Condo buyers typically own a deeded unit plus a shared interest in common property, subject to association rules, monthly common charges and potential assessments. Verify what the fees include and whether parking is deeded, assigned or separately charged.
Cooperative Apartment
In a co-op, ownership is generally shares in a corporation accompanied by a proprietary lease for the unit. Board approval, financing requirements, subletting restrictions, maintenance fees and the corporation's financial condition can be especially important. Don't assume every apartment-style MLS listing is a co-op.
Townhome
A townhouse describes a building form; legal ownership may be condominium or fee-simple depending on the development. Review the actual deed, association documents and shared maintenance obligations.
Where to Look in Farmingdale
Fulton Street, Main Street and the broader Village area include different styles of smaller-unit housing, but not every development is an owner-occupied condo or co-op. Some of the newest downtown buildings are rental apartments. Check whether a particular address is in the incorporated Village and how far it is from the station on foot.
What to Check Before Offering
Request the offering plan or governing documents, latest financial statements, rules, assessment history, parking arrangement, financing eligibility, pet policies, insurance responsibilities and any rental restrictions. Monthly carrying charges can change the affordability calculation significantly even when the purchase price looks attractive.
