They are distinct for real estate and municipal purposes, but residents move between the two constantly for restaurants, parks, shopping, fitness, community events and recreation.

Massapequa Park sits right in the middle of the broader area, with Park Boulevard serving as one of the local restaurant, business, and event districts. Although Massapequa and Massapequa Park have separate identities, most people who live here experience them as one connected local area.

Merrick Road, Sunrise Highway, Broadway, Hicksville Road and the surrounding commercial corridors provide restaurants, supermarkets, professional services, fitness facilities and everyday shopping.

Massapequa Park adds another dimension with its downtown centered around Park Boulevard, where local restaurants, bars, cafés and businesses create a more walkable village-center atmosphere.

The Incorporated Village of Massapequa Park also maintains an active community calendar and has hosted downtown events such as Park After Dark, featuring live music and food from local Village merchants.

Dining, Park Boulevard & Local Favorites

Food is a big part of the local identity, and residents have options ranging from longtime Massapequa institutions to waterfront restaurants, sushi, casual dining, bars and the restaurant scene around Park Boulevard in Massapequa Park.

All American Hamburger Drive-In

Few local businesses are as closely identified with Massapequa as All American Hamburger Drive-In at 4286 Merrick Road.

All American has been serving the community since 1963, with generations of Long Islanders stopping for burgers, fries and shakes. Its sister business, Marshall's Ice Cream Bar, is next door.

It is exactly the kind of place that helps give Massapequa its own identity rather than feeling like just another Nassau County suburb.

Park Boulevard in Massapequa Park

Park Boulevard gives the area another type of dining and nightlife environment. Restaurants, bars, cafés and local businesses line the downtown area, and Village events periodically bring people into the business district for food, music and community activities.

Because residents of Massapequa and Massapequa Park regularly use the same restaurants and businesses, my broader dining guide will intentionally cover both communities rather than artificially separating them.

Parks, Trails & Outdoor Recreation

One of the advantages of living in the Massapequa area is the variety of outdoor recreation available nearby — from wooded trails and freshwater areas to athletic fields, community parks, beaches and boating.

Massapequa Preserve

The Peter J. Schmitt Massapequa Preserve is one of the area's major natural resources.

Nassau County identifies the preserve as approximately 423 acres, with freshwater swamps, marshes, streams, lakes and other natural habitats.

The Nassau-Suffolk Greenbelt Trail also passes through the preserve, making it useful for walking, running, hiking and exploring a much larger trail system.

Marjorie R. Post Community Park

Marjorie R. Post Community Park is a 42.5-acre Town of Oyster Bay facility in Massapequa.

The Town lists amenities including playgrounds, tennis and handball courts, basketball, swimming facilities, a lakeside walking area, seasonal ice skating, roller hockey, bocce and volleyball.

John J. Burns Park

Nearby John J. Burns Park is another major recreational facility serving the Massapequa area, with athletic fields, courts, walking and biking areas and a boat-launching ramp.

Beaches & South Shore Recreation

Residents also have access to Town of Oyster Bay beach and boating resources, including TOBAY Beach and Boat Basin.

That combination of parks, trails, beaches and waterways gives the Massapequa area a very different feel from purely inland Long Island communities.

The Massapequa Public Library also reflects how connected the two communities are.

The library operates its Central Avenue building in Massapequa and its Bar Harbour building in Massapequa Park, providing books, digital resources, programs, meeting spaces and other community services.

Waterfront Living in Massapequa

Waterfront property is one of the most distinctive parts of the southern Massapequa real estate market.

Buyers may encounter residential canals, bayfront or water-view properties, private docks, bulkheads, boat lifts and access toward South Oyster Bay and the Great South Bay.
