Amityville Real Estate & Local Guide

Amityville, NY Real Estate & Local Guide

Amityville is the first village you hit when you cross from Nassau into Suffolk on the South Shore: a bay village with a walkable downtown around the LIRR station, a village beach on the Great South Bay, and its own police department, all in about two and a half square miles.

The Village of Amityville was incorporated on March 3, 1894, and sits in the Town of Babylon, Suffolk County. East Massapequa is right across the county line to the west, North Amityville is to the north, Copiague is to the east and the Great South Bay is to the south. It's the next village over from my home turf in Massapequa Park, and the place a lot of Massapequa buyers look at when they cross the line.

One thing to know up front: the Amityville 11701 mailing address also covers parts of North Amityville, which is a separate, unincorporated hamlet. This guide is about the Village. If a listing says "Amityville," verify whether it's actually in the Village before you compare taxes, schools or services.

Downtown Amityville & the Triangle

Downtown is compact and walkable, centered on the train station and Broadway. The landmark is the Triangle, where Broadway and Park Avenue split, officially named Memorial Triangle in 1994, with its gazebo. Nearby, at Broadway and Ireland Place, is the Lauder Museum, run by the Amityville Historical Society in a 1909 building that started out as the Bank of Amityville.

The downtown is also mid-makeover. In December 2022, New York State announced Amityville's $10 million Downtown Revitalization Initiative award, funding 11 projects aimed at walkability, transit access, beautification, small businesses and housing around the station. Project status changes, so check the Village's revitalization page for what's done and what's coming.

Getting Around

By train: Amityville station is on the Babylon Branch. Station parking is metered, and the Village lists the north and south lots and John Street, payable by cash, card or the Flowbird app. Check the MTA's station information for current schedules before you count on a commute time.

By car: Merrick Road is the main east-west road through the village, and Broadway (Route 110) heads north from it through downtown and on toward Farmingdale and Melville. Sunrise Highway and the Southern State Parkway carry east-west traffic across the South Shore, and Route 110 connects to both.

The Village Beach & the Great South Bay

Amityville is a bay village, and the water is a big part of life south of Merrick Road. The Amityville Beach complex at the south end of Bayview Avenue has a beach, a concession stand, a fishing pier and a pavilion that Village residents can rent. The Village lists the beach as open daily from 10 a.m. to 6 p.m., from the last Saturday in June through Labor Day. For access and parking rules, call Village Hall at 631-264-6000.

Boaters have a Village boat ramp at James A. Caples Memorial Park, and Sand Island sits out in the Great South Bay, reachable by boat only. Maxine Postal Memorial Park on Unqua Place is right on the bay.

If you're buying south of Merrick Road, do your waterfront homework: flood zone, elevation certificate, flood insurance cost, bulkhead condition and dock rights. The Village participates in the National Flood Insurance Program, and the numbers vary a lot from one block to the next.

Parks & Getting Outside

For a village this size, Amityville has a lot of parks. The Village lists:

  • James A. Caples Memorial Park: playground, lighted softball fields and the boat ramp.
  • Peterkin Park, Oak Street: playground, pond and footpath.
  • Avon Lake, between East and West Lake Drives.
  • Delano Nature Trail, Union Avenue.
  • Nautical Park, Merrick Road and Ocean Avenue: benches, paths and a band shell.
  • Edmund W. Pearsall Park, Bayview Avenue.
  • 9/11 Memorial Park and the Village Triangle and Gazebo, both on Broadway.

For a bigger workout, Massapequa Preserve is just over the line, with the paved Bethpage Bikeway running north from it toward Bethpage State Park. See my Massapequa parks and trails guide.

Fitness

I've trained at Crunch Fitness Amityville at 104 Merrick Road. It's a full club with group classes and personal training, opening at 4 a.m. on weekdays for the early crowd. More gyms on both sides of the line are in my Massapequa gyms and fitness guide.

Where to Eat & Drink in Amityville

Most of the village's restaurants sit on Broadway downtown and along Merrick Road. A few verified spots from the Village's business directory:

The Village keeps a full restaurant directory. Got an Amityville spot that belongs on this list? Tell me.

Schools: Amityville UFSD

The Amityville Union Free School District serves the entire Village, along with portions of North Amityville and East Massapequa. Its schools are organized by grade:

  • Northeast Elementary School: Pre-K and kindergarten
  • Northwest Elementary School: grades 1-2
  • Park Avenue Memorial Elementary School: grades 3-5
  • Edmund W. Miles Middle School: grades 6-8
  • Amityville Memorial High School: grades 9-12

North Amityville is split: the western part is in Amityville UFSD, and the eastern part is in the Copiague district. That's another reason to verify the district for the individual property. Search: homes in the Amityville school district.

History & Landmarks

Amityville was settled in the 1600s as a farming, fishing and boating community. Salt hay from the bay meadows was one of its key crops. Later it became a summer resort with big hotels that drew theater people, artists and writers. The hotels are gone, but the village still has its bay-village layout, with downtown on one end and the beach on the other.

Lauder Museum

At Broadway and Ireland Place, the Amityville Historical Society's museum has been open since 1972 in the 1909 former Bank of Amityville building.

Frank W. Smith House

Listed on the National Register of Historic Places in 2010.

What's My Amityville Home Worth?

What actually moves value in Amityville:

  • Village vs. North Amityville. Same ZIP code, different municipality, services and, for part of North Amityville, a different school district.
  • Water and flood zone. Bay and canal-front homes south of Merrick Road trade on bulkheads, docks and elevation. Flood insurance can swing the math either way.
  • Walkability. Older village homes near the Triangle and the station draw a different buyer than post-war blocks farther out.
  • Taxes. Suffolk and Nassau tax bills are built differently. Buyers crossing over from Massapequa will compare them line by line.

Selling a Home in Amityville

A lot of your buyers will be coming from Massapequa and the rest of Nassau, and they'll be comparing your house to what's on the other side of the county line. Price it on real Village sales, not a ZIP code average that mixes in North Amityville.
