Cordeira Realty
Waterfront real estate is a major part of what makes Massapequa different from many other Nassau County communities.
Along the southern portions of Massapequa, residential canals, bayfront properties and established waterfront neighborhoods create opportunities for buyers who want boating access, docks, water views and the South Shore lifestyle.
Waterfront homes can be found throughout areas such as Biltmore Shores, Harbour Green, Old Harbour Green, Massapequa Shores and Nassau Shores, with additional waterfront sections continuing into neighboring Massapequa Park.
I’m John Cordeira, Broker/Owner of Cordeira Homes, and I’ve been helping Long Island buyers and sellers for more than 20 years. Waterfront properties require a little more homework than the typical home, and my goal is to help buyers and sellers understand both the house and the water behind it.

Massapequa's waterfront is not one single neighborhood.
It is made up of a collection of smaller residential areas, canals and peninsulas throughout the southern portion of the community.
Some of the areas buyers frequently encounter include:
Biltmore Shores is one of Massapequa's established waterfront sections and includes both waterfront and non-waterfront homes.
Waterfront properties may offer canal frontage, docks, bulkheads, boat lifts and access toward larger South Shore waterways.

Harbour Green combines residential streets with an established waterfront identity. Some properties sit directly on canals while others are located inland within the broader community.
The area is also associated with the Harbour Green Shore Club, which maintains recreational and waterfront amenities for eligible members.

Old Harbour Green is another established section of the Massapequa waterfront market.
Buyers will find a mix of housing styles, property sizes and locations, including homes positioned along canals and waterways.

Massapequa Shores includes residential streets close to Massapequa's southern waterfront, with some properties offering canal or bay access.

Nassau Shores is another coastal section of Massapequa where buyers may encounter canal-front, bayfront and water-adjacent properties.
As with every Massapequa waterfront section, the characteristics of the individual property matter more than the neighborhood name alone.
Buyers who are flexible between Massapequa and neighboring Massapequa Park may also want to explore Bar Harbour.
Although it is in Massapequa Park rather than Massapequa, it is part of the broader local waterfront market and can offer similar boating-oriented opportunities.

Many of Massapequa's waterfront neighborhoods are relatively small, and only a portion of the homes within them are actually located on the water.
That means there may be times when only a few matching waterfront properties are available — or even periods when a particular neighborhood has no active waterfront listings at all.
This is normal for a small, specialized housing segment.
If you're focused on waterfront property, it can help to look across several Massapequa neighborhoods rather than limiting the search to one individual canal or section.
Many Massapequa waterfront homes have docks, boat lifts or other boating improvements, but waterfront does not automatically mean that every property will accommodate every boat.
Before buying, you may want to investigate:
If boating is central to your purchase, the waterfront itself needs to be evaluated as carefully as the house.
One of the biggest differences between ordinary residential real estate and waterfront property is the additional infrastructure along the water.
The dock and bulkhead may represent a meaningful part of the property's utility and future maintenance costs.
Important questions can include:
These details can vary considerably even between neighboring properties.
Flood considerations are an important part of buying waterfront real estate on Long Island.
The exact flood-zone designation, structure elevation, lender requirements and insurance costs should be investigated for the individual property.
You can research federal flood mapping through the FEMA Flood Map Service Center.
Buyers should also consult their lender, insurance professional, attorney and other appropriate specialists when evaluating a particular home.
Two houses on the same canal can have different structures, elevations, insurance histories and financing considerations, so I would not make assumptions based simply on the neighborhood.
Not every waterfront property provides the same experience.
Canal-front homes may offer more protected dockage and direct access from the backyard to local waterways.
Bayfront or more open-water properties may offer broader views and a very different waterfront setting.
There is no universal answer as to which is better. It depends on the buyer's boating needs, desired view, exposure, outdoor-space preferences and budget.
Waterfront homes should generally be compared with other relevant waterfront properties rather than relying only on overall Massapequa averages.
Some of the factors I would consider include:
This is why two waterfront homes with similar square footage can still sell for substantially different amounts.

Waterfront homes deserve marketing that clearly explains what makes the property different.
That can include professional photography and detailed information showing:
Simply advertising a house as “waterfront” does not tell a serious waterfront buyer enough.
If you're thinking about selling, visit my Selling a Home in Massapequa guide for more information about pricing, preparation and marketing.
There is considerable overlap between Massapequa's waterfront and luxury markets.
Larger waterfront lots, new construction, extensive outdoor amenities, substantial dockage and open-water views can place certain properties into a different segment of the local market.
If you're exploring higher-end homes in addition to waterfront properties, visit my Massapequa Luxury Homes page.
If you're considering purchasing waterfront property, I recommend looking beyond the listing photographs.
A beautiful kitchen and renovated interior are important, but they do not tell you whether the waterfront meets your needs.
Before making a decision, buyers may want to investigate the dock, bulkhead, flood information, elevation, permits, boating access and property-specific insurance considerations.
I can also help you compare several waterfront areas rather than assuming you need to buy in one specific neighborhood.
Ask John About Massapequa Waterfront Homes
Yes. Massapequa contains numerous canal-front and waterfront residential areas throughout the southern portion of the community.
Waterfront properties can be found in several areas, including Biltmore Shores, Harbour Green, Old Harbour Green, Massapequa Shores and Nassau Shores, along with other streets and canals throughout South Massapequa.
No. Most of these neighborhoods contain a combination of waterfront and non-waterfront properties.
Prices vary considerably based on the house, lot, neighborhood, frontage, dock, bulkhead, water location, condition and current market. Waterfront alone does not determine the property's value.
Many properties offer private dockage, but suitability depends on the individual property and boat. Water depth, tides, canal configuration, dock setup and applicable rules should be verified.
Requirements depend on the specific address, flood designation, lender and insurance situation. Buyers should research the individual property.
That can happen because many of these neighborhoods are small and waterfront inventory is limited. Buyers may want to monitor several waterfront areas at once rather than waiting only for one particular neighborhood.
A waterfront valuation should use appropriate comparable properties and account for the home's location, frontage, dock, bulkhead, condition and current competition.
