Living Near Bear Mountain, NY: Hudson Highlands Towns & Real Estate
Bear Mountain State Park is a well-known outdoor destination, but people looking for houses nearby should search the surrounding residential communities rather than treating the park itself as a town with its own housing market. This guide compares nearby communities on both sides of the Hudson River, spanning Orange, Rockland, Putnam and Westchester counties.
I'm John Cordeira, Broker/Owner of Cordeira Homes. I've been helping Long Island buyers and sellers for more than 20 years. My interest in the Bear Mountain area grew from hiking it, and I am expanding my researched community resources into the Hudson Highlands while preserving the distinctions between municipalities, neighborhoods and MLS city fields.

Why the Exact Community Name Matters
There isn't one single 'Bear Mountain' MLS neighborhood that captures all these nearby residences. The Town of Highlands encompasses Fort Montgomery and the Village of Highland Falls in Orange County. Across the county line in Rockland, the Town of Stony Point includes the smaller hamlet of Tomkins Cove. On the east bank, Garrison is in the Town of Philipstown, Putnam County, while Peekskill is its own city in Westchester County. Search filters, schools, municipal services and transportation are not interchangeable.

The Outdoors: How My Hike Led Here
My recorded Bear Mountain Loop via Twin Forts covered 7.1 miles in 3 hours and 5 minutes, with 1,572 feet of ascent and 1,601 feet of descent. The uphill stone steps and rocky descent made me appreciate how different mountain terrain can be from the flat trails and South Shore landscapes I regularly explore on Long Island.

What Should Buyers Compare?
Municipality, Taxes and Schools
Check whether a property is in Orange, Rockland, Putnam or Westchester County, the relevant town or city, and its actual school district. The Highland Falls-Fort Montgomery district, North Rockland district, Garrison Union Free School District and Peekskill City School District differ. Verify individual assignments and current enrollment rules.
Road Access, Terrain and Property Systems
Depending on the address, hill grades, retaining walls, stormwater control, well or septic arrangements and winter access may warrant closer inspection. A wooded setting is appealing, but it is not proof of public trail access or unbuildable surroundings.
Downtown Amenities and Driving Patterns
Highland Falls provides a village Main Street. Fort Montgomery has a smaller corridor of businesses along Route 9W. Stony Point has a broader network of shopping and recreation destinations; Tomkins Cove is the smaller, more dispersed hamlet. Garrison centers on its historic Landing, conservation attractions and rail station, while Peekskill has a defined downtown business and arts district. Test the trips you'll actually make.
