East Meadow is an unincorporated hamlet in the Town of Hempstead in central Nassau County. It is known for the expansive grounds of Eisenhower Park, an established network of residential streets, shopping and dining along Hempstead Turnpike and East Meadow Avenue, and community institutions such as the East Meadow Public Library. Its central Nassau location also provides convenient access to three major parkways and several nearby Long Island Rail Road stations. It is a very different Long Island experience from the waterfront towns to the south: here, the park, neighborhood streets, schools and everyday convenience shape the landscape.
I'm John Cordeira, Broker/Owner of Cordeira Homes. East Meadow is personal to me: I grew up here and graduated from East Meadow High School in 1996. For more than 20 years I've helped Long Island buyers and sellers navigate their real estate decisions. This is the kind of local guide I would want someone to have before making a move.

East Meadow feels like a network of distinct residential sections connected by well-used main roads, not a single downtown built around a railroad station. Hempstead Turnpike is a major east-west commercial route. East Meadow Avenue and Front Street have more localized shopping, restaurants and services. In between are blocks of homes from different periods, including postwar ranches, Capes, expanded houses and larger renovated properties.
The west side of East Meadow benefits from direct access to Eisenhower Park, while other parts of the hamlet are more closely associated with Barnum Woods, East Meadow Avenue, the school campuses or neighborhood streets near Newbridge Road. Street-by-street differences matter, which is why I encourage buyers to explore the actual block rather than relying solely on a mailing address.
East Meadow is surrounded by other central Nassau communities, including Salisbury, Uniondale, Westbury, Levittown and North Bellmore. Those nearby place names are useful, but a postal address, neighborhood name and school district are not always interchangeable.
Barnum Woods is one of East Meadow's recognizable neighborhood names. We already have two different local searches that should not be confused: Barnum Woods currently uses a Barnum Woods School-based MLS filter, while Barnum Woods Proper uses a drawn map area. A school attendance area is not the same thing as the boundaries of a residential neighborhood, so check the map and the specific listing carefully.
Some local subdivisions and older development names still appear in real estate searches even when residents identify more broadly with East Meadow. Our Clearmeadow real estate page is an existing neighborhood resource. Listing inventory within a small subdivision can be limited or temporarily nonexistent; that does not mean the neighborhood itself is inactive.
Salisbury has its own local identity and often appears with a Westbury postal address. It is relevant to East Meadow-area buyers in part because the East Meadow Union Free School District serves properties beyond the East Meadow hamlet. We treat Salisbury as its own community rather than mislabeling every Salisbury property as East Meadow.
Buyer tip: Ask for the actual municipality, postal city, district and parcel details on any home that sits near a community boundary.
Eisenhower Park is a 930-acre Nassau County park with entrances along Merrick Avenue, Stewart Avenue and Hempstead Turnpike. Its size and variety set East Meadow apart from many other Long Island towns. You can come here to exercise, play golf, swim, skate, watch a summer performance or simply get outside.
The park contains the Red, White and Blue public golf courses, a driving range, the Nassau County Aquatic Center with indoor swimming and a fitness facility, and the Northwell Health Ice Center. Nassau County also maintains athletic fields, courts, play areas and a walking and fitness trail. Facility access, registration and fees vary, so check current county information before visiting.
The Harry Chapin Lakeside Theatre is associated with seasonal concerts and community entertainment. The park also includes a Veterans Memorial and Nassau County's September 11 memorial. These destinations give the park a role beyond sports and recreation.
There is local history here, too: the park traces its roots to the former Salisbury golf properties and was renamed for President Dwight D. Eisenhower in 1969. Nassau County has published a detailed history of Eisenhower Park.
#RippedRealtor note: For an active morning without leaving central Nassau, the park's fitness trail, fields and Aquatic Center offer real options. Walkers, runners, swimmers and golfers can use the same park in entirely different ways.
One of East Meadow's location advantages is its access to three major Long Island parkways: the Meadowbrook State Parkway to the west, the Wantagh State Parkway along the eastern side, and the Southern State Parkway just south of town. These connections make it practical to travel north or south within Nassau County, head east or west on the Southern State, and reach nearby shopping, business areas and South Shore destinations.
Hempstead Turnpike (NY 24), East Meadow Avenue, Merrick Avenue, Front Street and Newbridge Road are important local roads for reaching those parkways and moving around the community. Access varies by neighborhood, so I recommend checking the actual route from a specific address rather than assuming every East Meadow home has the same commute.
East Meadow does not have an LIRR passenger station of its own, but residents can choose among stations in nearby towns. To the north are Westbury and Hicksville, served by the LIRR Main Line. To the south are Bellmore and Merrick, on the LIRR Babylon Branch. That gives commuters options in different directions depending on their destination, schedule and where they live within East Meadow.
Station parking arrangements, routes and schedules differ. Use the MTA's LIRR schedules and station information to compare options, and check NICE Bus for local bus connections.
The East Meadow Union Free School District includes East Meadow High School and W. Tresper Clarke High School, Woodland and Clarke middle schools, and elementary schools including Barnum Woods, Bowling Green, McVey, Meadowbrook and Parkway. The district serves a geographic area that does not match the East Meadow postal area exactly.
That's why our East Meadow School District homes for sale page has a different search from the town's homes-for-sale section. One searches by district; the other searches East Meadow as an MLS city. They can produce different sets of properties.
School boundary reminder: Never rely on a listing title, neighborhood label, map pin or mailing address alone to determine school assignment. Confirm the school district and attendance information with the district and the appropriate local authorities for the individual property before purchasing.
The East Meadow Public Library is at 1886 Front Street near East Meadow Avenue. Along with lending services, it provides programs and a calendar of community events. It is an easy landmark to identify when learning the central part of town.
Nassau University Medical Center is located at 2201 Hempstead Turnpike. Its high-rise hospital building is one of the area's most recognizable landmarks. The medical campus is another reason East Meadow is a destination for people beyond the residential community itself.
The East Meadow Chamber of Commerce works with businesses in East Meadow and Salisbury. Its directory and events are useful starting points for finding independent operators and keeping up with the local business community.
East Meadow's business scene is spread along several roads rather than concentrated in one rail-centered downtown. Hempstead Turnpike has grocery shopping, restaurants, national retailers and service businesses, while East Meadow Avenue and Front Street are worth exploring for smaller local stops.
A few recognizable names illustrate the variety: Pietro's Pizza and Italian Restaurant on East Meadow Avenue, Borrelli's on Hempstead Turnpike, and Uncle Giuseppe's Marketplace along the same major corridor. Businesses, menus and hours can change, so check directly before visiting.
For people shopping for a home, I recommend exploring these corridors at different times of day. It is one thing to look at a property's square footage; it is another to know which roads you would drive for groceries, dinner, sports and errands.
East Meadow has a mix of classic residential housing and expanded or newly updated properties. Depending on the block and property, buyers may encounter postwar Capes, ranches, split-levels, Colonials and occasional attached-home or condo options. Renovation quality, additions, layout, taxes, lot dimensions and condition can create meaningful price differences even on nearby streets.
When we checked the East Meadow MLS city search in October 2026, it returned about 50 active or coming-soon homes and condos, with asking prices ranging from approximately $500,000 to just over $2 million. That is a dated snapshot, not a prediction; the live listings at the bottom of this page update as inventory changes.
Buying here? Compare properties by more than list price. Check the condition of the roof and mechanical systems, any renovations or additions, permitted uses, lot characteristics, property taxes, and the exact school-district assignment. Larger renovated houses are not automatically comparable to smaller homes on nearby blocks.
Explore the live homes for sale below. If you're weighing two neighborhoods or trying to understand what a particular listing is really worth, I can help you evaluate the property, the block and the comparable sales.
For homeowners, the right comparison depends on the property you actually own. An updated home near Eisenhower Park, an expanded Cape in Barnum Woods and a house with an unusual lot or layout may attract different buyers. Looking at a broad East Meadow average can be misleading.
I look at recent closed sales, active competition, improvements, condition, lot size, taxes and the property's location before discussing a realistic pricing strategy. A digital estimate can be a starting point, but it does not replace a careful local review.
Get started with an estimate, then let me help you interpret the numbers in the context of your property and the East Meadow market.
A successful sale begins long before a listing appears online. It starts with pricing against genuine comparable sales, understanding how the layout and condition will be viewed, identifying any paperwork that may need attention, and deciding how to present the home to buyers. The best strategy for a fully renovated Colonial may not be the right one for an older home that needs significant updating.
I work directly with my sellers as an independent broker-owner, bringing more than 20 years of Long Island transaction experience to the preparation, marketing, negotiation and closing process. Contact me about selling your East Meadow home if you want to discuss your particular property rather than a generic price-per-square-foot number.

East Meadow is a hamlet in the Town of Hempstead, Nassau County, on Long Island. Its main corridors include Hempstead Turnpike and East Meadow Avenue, and Eisenhower Park lies in the community's western area.
No. East Meadow does not have an active Long Island Rail Road passenger station within the hamlet. Commuters use stations in nearby communities and should check schedules, parking and connections for the actual route.
Eisenhower Park is a 930-acre Nassau County park known for public golf courses, the Nassau County Aquatic Center, athletic facilities, walking and fitness areas, the Harry Chapin Lakeside Theatre, and veterans and 9/11 memorials.
No. Salisbury is a distinct nearby community frequently associated with Westbury postal addresses. It is relevant to some East Meadow-area real estate searches, including the East Meadow School District, but the two place names should not be treated as interchangeable.
Do not assume so based on a postal address. School district and attendance assignments should be confirmed for each individual property using official district information.
Depending on inventory, the market includes ranches, Capes, split-levels, Colonials, expanded houses and some condo or attached-home options. The current selection is displayed below.
Start with the home valuation form, then compare the property's condition, updates, lot, location and recent nearby closed sales. I can help with a more property-specific review.
I know East Meadow from growing up here, but this guide should keep evolving. If there is a neighborhood detail, school tradition, restaurant, small business, community organization or Eisenhower Park resource you think deserves attention, I'd like to hear about it.
