The Street and Surroundings

Distance to the Seaford LIRR station, Merrick Road and Sunrise Highway, the parks and the neighbors' homes all shape how buyers compare one property with another. That is why two homes a few blocks apart can sit in different price ranges.

The Market Right Now

Recent comparable sales are the starting point. I also look at homes currently on the market, pending sales and how quickly homes are selling, because buyer demand changes.

Taxes and Carrying Costs

Buyers look at the tax bill as part of the monthly cost of owning a home. It does not change the price directly, but it affects how a home is received.

Seaford-Specific Factors Worth Understanding

Parks and Open Space

For a hamlet this close to the parkways, Seaford has a lot of open space. Cedar Creek Park is a 259-acre Nassau County park on Merrick Road, and the Tackapausha Museum and Preserve is an 84-acre preserve with about five miles of marked trails.

School Districts

The Seaford Union Free School District includes Seaford Harbor School and Seaford Manor School (both K-5), Seaford Middle School (6-8) and Seaford Senior High School.

A Seaford mailing address does not guarantee that district. Depending on the street, an address with a Seaford ZIP code can be served by the Seaford school district, by Levittown (including the MacArthur schools) or by Island Trees. Wantagh and Massapequa border Seaford too, so streets near those lines deserve an extra check.

Flood Zone

Seaford is on Long Island's South Shore, so a property's flood zone and distance from the water can affect insurance costs and buyer interest. Look up the zone for any address with the FEMA Flood Map Service Center before you set a price.

The Train

Seaford has its own station on the Long Island Rail Road's Babylon Branch. For buyers who commute to Nassau County, Queens or Manhattan, that is part of the decision, though it does not set a price on its own.
