New Construction Homes for Sale on Long Island, NY

Buying a newly built home on Long Island can be exciting. You may have the opportunity to choose finishes, enjoy modern layouts and systems, and move into a home that has never been lived in before.

But buying new construction can also be very different from purchasing an existing home.

Builder contracts, deposits, construction timelines, upgrade choices, inspections, property taxes, financing incentives and what is actually included in the purchase price can all affect the final cost and the overall experience.

I’m John Cordeira, Broker/Owner of Cordeira Homes, and I’ve been helping Long Island buyers and sellers for more than 20 years. If you’re considering new construction in Nassau or Suffolk County, I can help you evaluate the home, the location, the builder’s offering, and the surrounding market before you make a decision.

Search New Construction Homes on Long Island

Finding New Construction Homes on Long Island

New construction on Long Island does not always mean a large development with dozens of identical homes.

Some new homes are built individually in established neighborhoods. Others are part of subdivisions, townhouse communities, condominium developments or larger planned communities.

That means buyers searching for new construction may find very different opportunities depending on the area, price range and type of home they want.

Inventory also changes constantly. A home may be listed while it is still under construction, offered before construction begins, or become available only after a previous buyer’s plans change.

Because of that, searching for new construction often requires looking at more than one source and understanding how individual listings fit into the larger local market.

New Construction Homes in Nassau County

Nassau County offers a wide variety of new-construction opportunities, from individual custom homes built in established neighborhoods to townhouse, condominium and redevelopment projects.

In many Nassau communities, new construction is built on property where an older home previously stood. That can create an interesting situation for buyers because a brand-new home may be surrounded by older homes with very different sizes, designs and property values.

When evaluating new construction in Nassau County, I look beyond the fact that the home is new.

The surrounding neighborhood, lot size, property taxes, location, transportation, nearby comparable sales and future resale potential can all matter.

A beautiful new house can still be overpriced if the surrounding market does not support the asking price.

New Construction Homes in Suffolk County

Suffolk County often offers a broader range of newly built homes and new-home communities because there is generally more available land in many areas.

Depending on location, buyers may find individual new homes, subdivisions, townhouse communities, condominiums, 55+ communities and larger planned developments.

Suffolk County can also offer buyers more choices in terms of lot size, home style and community type.

The same basic rule applies, though: the fact that a property is new does not automatically mean it is a good value.

Location, taxes, construction quality, builder reputation, community fees where applicable, comparable sales and future resale demand should all be considered.

What Should I Know Before Buying From a Builder?

Buying directly from a builder can feel simpler because the home is new and the builder may already have a sales process in place.

That does not mean you should treat the purchase casually.

Builder contracts can be very different from the contracts used for typical resale homes. They may contain specific provisions regarding deposits, completion dates, construction delays, substitutions of materials, upgrades and other parts of the transaction.

Before signing anything, buyers should understand exactly what is included in the base price and what costs extra.

Model homes can also include upgrades that are not included in the standard version of the home.

Cabinetry, flooring, lighting, appliances, countertops, landscaping, finished basements, decks and other features may add significantly to the final purchase price.

Do I Need My Own Real Estate Broker When Buying New Construction?

Having your own real estate broker can be valuable when purchasing new construction.

The builder or developer may have its own sales representatives and marketing team whose job is to sell the builder’s homes.

Your broker can help you look at the purchase from your perspective.

That can include reviewing comparable properties, discussing resale considerations, evaluating the location, understanding what is included in the price, helping you compare incentives and coordinating with your attorney, lender, inspector and other professionals involved in the transaction.

One important point: if you are interested in a specific new-construction community, it is often smart to involve your own broker before your first visit or registration with the builder. Builder policies regarding outside brokers can vary.

Builder Incentives: Are They Really a Good Deal?

Builders sometimes offer incentives to encourage buyers to purchase a home.

These may include mortgage-rate incentives, closing-cost assistance, upgrade packages, credits or other promotions.

An incentive can absolutely have value, but it should be evaluated as part of the entire transaction rather than by itself.

For example, an attractive financing incentive may be tied to a particular lender. An upgrade credit may apply only to certain selections. A closing-cost credit may be reflected elsewhere in the pricing.

The question should not simply be:

“What incentive am I getting?”

The better question is:

“What is the total value of this deal compared with my other options?”

Should I Have a New Construction Home Inspected?

Many buyers assume that because a home is brand new, an inspection is unnecessary.

I would not make that assumption.

New homes are built by people, and construction can involve many contractors, subcontractors and trades working on the property over a period of months.

An independent home inspection can help identify issues that may need attention before or after closing.

Depending on the stage of construction and what the builder allows, buyers may also discuss whether inspections at different stages of the building process make sense.

Your attorney, inspector and other professionals can help you determine what inspections and protections are appropriate for your specific purchase.

How Do Property Taxes Work on New Construction?

Property taxes are especially important to understand when buying a newly constructed home.

In some situations, the current tax information associated with the property may reflect the previous home, vacant land or a property that has not yet been fully assessed based on the completed new construction.

That means the tax amount shown early in the process may not necessarily represent what the homeowner will ultimately pay once the property is fully assessed.

Buyers should investigate the tax situation carefully and avoid assuming that an early estimate or existing tax bill will remain the same.

Your attorney, lender and appropriate local taxing authority can help provide additional information for a specific property.

New Construction vs. Resale Homes

There is no universal answer to whether new construction is better than buying an existing home.

It depends on the buyer.

New construction can offer modern layouts, energy-efficient systems, newer building materials and fewer immediate renovation needs.

A resale home may offer a more established neighborhood, mature landscaping, a larger property, architectural character or a location where little new construction is available.

Price also matters.

In some areas, buyers pay a premium for a newly built home. Whether that premium makes sense depends on the property and the surrounding market.

I like to compare both options rather than assuming one is automatically better.

How Long Does It Take to Build a New Home?

Construction timelines can vary considerably.

The timeline may depend on permitting, weather, availability of materials, subcontractors, inspections, utility connections, design changes and other factors outside the buyer’s control.

A builder may provide an estimated completion date, but buyers should understand what the contract says about delays and how flexible their own moving timeline needs to be.

This becomes especially important if the buyer also has a home to sell.

Trying to coordinate the sale of an existing property with the completion of new construction requires planning because construction dates can move.

What Should I Look for When Comparing New Construction Homes?

A new home should be evaluated as both a place to live and a real estate investment.

I look at the home itself, but I also consider the surrounding market.

Some of the things worth comparing include the quality of construction, lot size, layout, included finishes, upgrade costs, taxes, location, comparable sales, builder incentives, HOA or community fees where applicable, surrounding homes and potential future resale demand.

The newest or most impressive house is not always the best purchase.

The goal is to find a home that works for you while also making sense within the local market.

Can I Negotiate the Price of a New Construction Home?

Sometimes.

Builders may have different motivations than an individual homeowner selling a resale property.

Depending on the project, inventory and market conditions, a builder may be more flexible on price, upgrades, closing costs, financing incentives or other terms.

At other times, the builder may have very little flexibility.

That is why it helps to understand what similar homes are selling for and what other new-construction options are available before deciding whether the builder’s offer represents good value.

Buying New Construction While Selling Your Current Home

Many new-construction buyers already own a home.

That adds another layer to the process.

You may need to determine when to list your current home, whether the builder allows contingencies, how your financing will work and what happens if construction is delayed.

There is no single strategy that works for everyone.

The timing depends on your finances, risk tolerance, the local market, the builder’s requirements and how much flexibility you have between homes.

Planning both transactions together can reduce the chances of being forced into a rushed decision later.

Frequently Asked Questions About Long Island New Construction

Where can I find new construction homes for sale on Long Island?

New construction can be found throughout Nassau and Suffolk County. Opportunities may include individual newly built homes in established neighborhoods, subdivisions, condominiums, townhouses and larger new-home communities. Availability changes frequently, so current listings are the best place to begin.

Is new construction more expensive than an existing home?

New construction often carries a premium because buyers are purchasing a brand-new property with modern finishes and systems. However, pricing varies considerably by location, builder, lot size, home design and market conditions. The best comparison is between a specific new home and similar resale properties in the surrounding area.

Do I need a real estate broker if I'm buying directly from a builder?

You can purchase directly from a builder, but having your own broker can provide another perspective on pricing, comparable sales, location, incentives, resale considerations and the overall transaction. Builder policies regarding outside brokers vary, so it can be beneficial to involve your broker before initially registering or touring with a builder.

Should I get an inspection on a brand-new home?

A new home can still have construction defects or items that need correction. Buyers should consider discussing an independent inspection with their inspector, attorney and other professionals involved in the purchase.

Are the property taxes shown on a new construction listing accurate?

Not always. A newly constructed property may not yet be fully assessed based on the completed home. Buyers should investigate how the property is currently assessed and whether the tax amount could change after construction is completed.

Can I negotiate with a home builder?

Possibly. A builder may negotiate price, upgrades, closing costs, financing incentives or other terms depending on inventory and market conditions. The amount of flexibility varies by builder and project.

Are builder upgrades worth the money?

Some upgrades may add convenience, enjoyment or resale appeal, while others may be priced significantly higher through the builder than they would cost later. Buyers should compare the cost, usefulness and long-term value of each upgrade before deciding.

When should I contact a real estate broker about new construction?

Ideally, before visiting or registering with a builder or new-home development. Some builders have specific policies regarding buyer representation, so involving your broker early can help avoid confusion about representation later.
