The builder or listing agent represents the seller’s side of the transaction.
Having your own representation gives you someone whose job is to help you evaluate the property, pricing, comparable homes, negotiations and the overall transaction.
Ideally, buyers should involve their own broker before making their first formal contact or registration with a builder, because builder policies regarding outside representation can vary.
Should I Inspect a Brand-New Home?
Yes.
New does not necessarily mean perfect.
Depending on the property and stage of construction, inspections may identify workmanship issues, installation problems or items that should be corrected before closing.
The inspection process may differ from a traditional resale transaction, but I would not assume a newly constructed home does not need independent scrutiny.
New Construction vs. Resale in Garden City
New construction can offer modern layouts, updated mechanical systems, energy efficiency and newer finishes.
A resale home may offer a different location, larger established property, mature landscaping, architectural character or a price point that gives you room to renovate according to your own preferences.
Neither option is automatically better.
The right decision depends on the particular property and what matters most to you.
