Cordeira Homes | Local Seller's Guide
Selling a Home in Merrick & North Merrick, NY
Your home isn't just another listing in ZIP code 11566. A house a short walk from the Merrick train station, a North Merrick Cape and a South Merrick canal-front property don't compete in exactly the same way. If you're getting ready to sell, the price, presentation and negotiation strategy should reflect the actual property - not a generic Long Island formula.
I'm John Cordeira, Broker/Owner of Cordeira Homes, an independent Long Island real estate broker with more than 20 years of experience helping buyers and sellers. When you work with me, you work directly with me on the pricing, marketing, showings, offers and the decisions that matter all the way through closing.

What Is a Merrick Home Worth When You Actually Go to Sell?
Start with recent closed sales, current competing listings and your home's specific features. An online estimate can be a starting point, but it usually doesn't tell you how buyers will respond to a particular block, renovation, layout, school assignment or waterfront improvement.
For a Merrick listing, I look at the practical differences: house style and usable layout, lot size and position, proximity to the Babylon Branch LIRR, condition, parking, documented improvements and relevant school-district boundaries. For South Merrick waterfront properties, we add water access, dock and bulkhead details, flood considerations and comparable waterfront sales.
Closed sales
What similar properties really sold for - and how long ago, not just their last asking price.
Active competition
What buyers can tour this week instead of your house, including the features they get for the price.
Buyer's perspective
The home as a buyer sees it: condition, photos, layout, street, monthly costs and possible work ahead.
I'll help you weigh a price designed to encourage early attention against the risks of stretching too far above what comparable properties support. There's no magic number that works for every Merrick house.

Merrick, North Merrick & South Merrick: Different Selling Stories
A local strategy starts with the home and its actual setting. These aren't automatic price tiers - they're reasons to select better comparable sales and better marketing details.
| Property setting | Questions worth answering before listing |
|---|---|
| Merrick Avenue & LIRR area | How practical is the walk or drive to the station? What's nearby on Merrick Avenue and Merrick Road? How does the street itself compare with competing listings? |
| North Merrick | What's the exact school assignment? How do the lot, layout, improvements and location compare with similar homes near Meadowbrook Road, Jerusalem Avenue and surrounding residential streets? |
| South Merrick & waterfront | Is it truly waterfront, or simply near the water? Are there docks, bulkheads, navigable access, permits, elevation information or flood-related considerations that need verifying? |
School boundaries matter: Merrick and North Merrick have separate elementary school districts, while the Bellmore-Merrick Central High School District serves the broader area. A Merrick mailing address alone does not guarantee a specific school assignment. I'll verify property-specific information before promoting it in a listing.

Preparing Your Home: Spend Where It Makes Sense
One of the first questions I hear is, "Do I need to renovate before I sell?" Often, no major renovation is necessary. The answer depends on the home's condition, the likely buyer and whether the expense has a reasonable chance of affecting the result.
- Address the obvious: Leaks, broken items, safety concerns, strong odors and deferred maintenance deserve attention before the first showing.
- Improve the first impression: Clear walkways, trim landscaping, clean windows and well-lit rooms. Simple presentation matters in listing photographs.
- Declutter without stripping out the personality: Buyers should understand room size, function and furniture placement without visual distractions.
- Gather the paperwork: Recent improvements, permits, certificates, warranties and relevant service records can answer questions before they slow down a deal.
- Choose upgrades selectively: Fresh paint or targeted repairs may matter more than an expensive kitchen project that buyers would have approached differently.
A useful pre-listing question
"If I spent another $10,000 getting this house ready, which specific issue would that solve for buyers?" If there's no clear answer, it's worth discussing before spending the money.
How I Would Market Your Merrick Home
My approach is to explain the property and why its location matters, with accurate facts and visuals. A listing shouldn't be a wall of adjectives or a collection of photos that leave buyers guessing about the layout.
Walkthrough and pricing plan
Review the home, compare real competing properties, discuss your timing and agree on an asking-price strategy.
Preparation and accurate property details
Prioritize practical improvements, confirm room count and permitted use, and gather records for any notable additions or waterfront features.
Professional photos and compelling presentation
Show buyers how the property lives, not just what it looks like. Highlight useful floor-plan features, outdoor space and accurate location advantages; consider video and other visuals when appropriate.
MLS visibility and targeted promotion
Prepare a strong OneKey MLS listing and coordinate the website, digital and other property-specific marketing channels we decide make sense, with consistent information across them.
Showings, feedback and adjustments
Manage showing access thoughtfully, review buyer and agent feedback, monitor comparable listings and revisit the strategy if actual market response calls for it.
Negotiation and contract-to-closing follow-through
Compare financing, contingencies, inspection provisions, timing and certainty, then coordinate with attorneys and other participants as the transaction moves toward closing.
The Highest Offer Isn't Automatically the Best Offer
Imagine two buyers: one offers slightly more with financing and appraisal conditions; the other offers less with stronger documented funds and a simpler schedule. You need to understand the full picture, not just the headline price.
When offers come in, we can evaluate down payment and lender documentation, cash verification, inspection terms, appraisal and financing contingencies, closing timeline and any sale-of-home condition. The goal is a good price and a deal with a realistic path to closing.
I won't promise every deal is smooth. Inspections, title questions, lender issues and timing changes happen. What matters is anticipating problems, communicating promptly and keeping the next decision clear.
Important Nassau County & New York Seller Details
These are common issues to understand early, with official sources you can check. Your real estate attorney should advise on your specific contract, disclosure obligations and closing costs.
Property condition disclosure
New York's Property Condition Disclosure Act generally requires covered residential sellers to complete and provide the current disclosure statement before the buyer signs a binding contract, subject to statutory exceptions. The old option to skip the disclosure in exchange for a $500 credit was eliminated. Review the current New York State Department of State form and discuss questions with your attorney. Don't assume a property is exempt without checking.
Permits, additions and certificates
Finished basements, converted garages, dormers, decks and other changes deserve a record review. The Town of Hempstead Building Department provides building and occupancy information for properties under its jurisdiction. Verify records and permitted use instead of promising a room or space qualifies as something it may not.
Nassau County assessment and taxes
The Nassau County Land Records Viewer is a starting point for tax maps, assessment records, exemptions and recent sales. Assessed value isn't the same thing as a listing recommendation or guaranteed sale price. Use actual sold comparables when setting a price.
Waterfront flood and insurance information
For South Merrick and other properties near waterways, use the official FEMA Flood Map Service Center to research a specific address. Buyers may also ask about prior water intrusion, elevation certificates, insurance history and bulkhead or dock condition. Flood risk and lender requirements cannot be determined solely by whether a property looks close to the bay.
Seller net proceeds and closing costs
A good pricing meeting should include an estimated seller net sheet, not just an asking price. Allow for mortgage payoff and liens if applicable, commissions and other negotiated fees, attorney costs, applicable tax and transfer expenses, prorations and any agreed credits. New York State's real estate transfer tax information explains the statewide tax and payment rules. Your attorney can confirm the current amounts and other costs for your transaction.
Wondering What Your Merrick Home Could Sell For?
You don't need to commit to listing to have a useful conversation. I'll review the property, recent comparable sales, the competition and the timing - and give you a direct assessment of the options.

Frequently Asked Questions: Selling in Merrick
How much is my Merrick or North Merrick home worth?
Its likely selling range depends on recent comparable sales, active competition, condition, location, layout, lot size and property-specific features. A neighborhood-wide number or automated estimate is not a substitute for a current comparative market analysis.
Is there a difference between selling in Merrick and North Merrick?
There can be. Buyers may compare different elementary school districts, street locations, housing styles and access to amenities. A property should be measured against the most relevant competing homes, not grouped automatically with every listing in ZIP code 11566.
Should I renovate before selling my home?
Not automatically. Start with safety, maintenance, cleanliness, presentation and the expectations created by similarly priced listings. We can assess whether a larger project is likely to be worthwhile for your particular home.
How do I price a South Merrick waterfront house?
Water access, canal or bay frontage, permits, dock and bulkhead condition, elevation, flood insurance and comparable waterfront sales may all matter. Avoid treating an inland sale as directly equivalent without substantial adjustments.
Do I need to complete a property condition disclosure in New York?
Many residential sellers must provide the current New York property condition disclosure statement, with statutory exceptions. The prior $500 credit alternative is no longer available. Ask your attorney which requirements apply to your home and use the current state form.
What if my home has an addition or finished basement without clear paperwork?
Don't advertise a use or feature as legal without verification. Review municipal records early, and discuss any discrepancies with the appropriate professionals before the transaction reaches a contract or lender review.
Are homes near the Merrick LIRR station always worth more?
No. Transit convenience may appeal to some buyers, while others value a different street setting, house style or distance from traffic and commercial activity. Comparable sales and current buyer response matter more than a blanket assumption.
What costs should I expect when selling in Nassau County?
Costs may include mortgage payoff, negotiated broker compensation, attorney fees, New York State transfer tax, applicable filing and transfer expenses, taxes or other prorations and any negotiated credits or repairs. Request a property-specific seller net estimate and confirm the numbers with your attorney.
Can I sell my Merrick home before I find another one?
Yes, but the right approach depends on your timing, finances and flexibility. Before accepting an offer, consider whether you need a sale contingency, different closing timing or a post-closing occupancy arrangement negotiated through the attorneys.
Will a house in Merrick sell quickly?
There is no responsible guarantee. Price, condition, presentation, financing conditions and the homes competing at that moment all influence the result. A market review should use current listings and recent closed sales rather than a fixed prediction.
