Lloyd Harbor Real Estate & Local Guide

Lloyd Harbor, NY Real Estate & Local Guide

Lloyd Harbor is a village of about 3,600 people spread over two wooded peninsulas, Lloyd Neck and West Neck, on the North Shore of Suffolk County. There's no downtown and no train station. What it has is water on three sides, a state park, a federal wildlife refuge and more than 350 years of recorded history.

The Village of Lloyd Harbor sits in the Town of Huntington, just north of Huntington Village. It was incorporated in 1926 by residents who wanted to control development through zoning and keep the area rural. A hundred years later, that's still the point of the place. It shares the 11743 ZIP code with Huntington, so a "Huntington" mailing address can actually be in Lloyd Harbor.

What Lloyd Harbor Is Like

Lloyd Harbor is residential, wooded and quiet by design. Roads like Lloyd Harbor Road, West Neck Road and Middle Hollow Road wind past large wooded properties, old Gold Coast estate land and water views. Anything commercial is outside the village: Huntington Village is the closest downtown, with Cold Spring Harbor to the west.

West Neck and Lloyd Neck

The village takes in two necks of land. West Neck is the closer one to Huntington, with Huntington Harbor on one side and Cold Spring Harbor on the other. Lloyd Neck runs farther north into Long Island Sound and holds Caumsett State Park and the Target Rock refuge. During the Gold Coast era, both necks filled with estates: Burrwood, Panfield, Coindre Hall and Rosemary Farm on West Neck, and Caumsett, Fort Hill and others on Lloyd Neck.

Zoning and Building

The Village controls development tightly. Its current Master Plan, adopted in 2008, ties how large a house can be and how much of a lot it can cover to the size of the property. If you're buying with plans to expand or rebuild, talk to the Village Building Department before you commit, not after.

What Is Your Lloyd Harbor Home Worth?

With so few sales each year, Lloyd Harbor values don't come from a ZIP code average. Acreage, water frontage and views, and what the Village allows you to build all move the number.

Parks, Preserves & Shoreline

For a village of 3,600 people, Lloyd Harbor has a remarkable amount of land open to the public.

Caumsett State Historic Park Preserve

About 1,680 acres on Lloyd Neck, the former Marshall Field III estate, with woods, meadows, trails and rocky Long Island Sound shoreline. New York State added 180 acres in January 2026. I hiked it in November 2026: about 2 miles from the lot to a beach under an eroding bluff, 5.56 miles on the full loop, and easy the whole way. Read my Caumsett beach and bluff hike »

Target Rock National Wildlife Refuge

An 80-acre federal refuge on Lloyd Neck, donated by the Eberstadt family in 1967. A self-guided nature trail of about 1.75 miles runs through oak-hickory forest to about a half-mile of rocky beach, where you can look for harbor seals and loons. It's a fee site; see the U.S. Fish & Wildlife Service page for hours and fees.

West Neck Beach

A Town of Huntington beach on West Neck Road. Like other Town beaches, parking requires a Town resident seasonal permit. Check the Town's beach page for current rules.

Village Park

The Village bought 73 acres on the Cold Spring Harbor shore in 1959 and opened Village Park the next summer. Today it has a camp, tennis courts with pickleball lines, a mooring field, a dock, kayak and dinghy storage, a playground and picnic areas. Contact the Village of Lloyd Harbor for access and permit rules.

On the Water

Lloyd Harbor touches Huntington Harbor, Lloyd Harbor itself, Cold Spring Harbor and Long Island Sound. The castle-like Huntington Harbor Lighthouse, completed in 1912, guards the entrance to Lloyd and Huntington Harbors. If you're buying on the water, confirm dock and mooring rights, bulkhead or shoreline condition, flood zone and Village permit rules for that specific property.

History & Landmarks

In 1654, the Matinecock sold about 3,000 acres of Lloyd Neck to English settlers from Oyster Bay. James Lloyd acquired the neck in 1676, and the Lloyd family farmed it for generations. Lloyd Neck was part of the Town of Oyster Bay until 1886, when it was annexed to the Town of Huntington.

Joseph Lloyd Manor

Completed in 1767 at 1 Lloyd Lane, the manor is owned by Preservation Long Island. Jupiter Hammon, one of the first published African American writers, was enslaved here and wrote some of his most important work on this property. The house is a national Literary Landmark in his honor, with seasonal tours from June through October.

Lefferts Tide Mill

Built in the 1790s on a mill pond off Huntington Harbor and reached from Southdown Road, the tide mill is listed on the National Register of Historic Places. The Village describes it as the best-preserved 18th-century tide mill in the country still on its original site.

A Village That Says No

In the late 1960s, the Long Island Lighting Company proposed a nuclear power plant on Lloyd Neck. Residents organized against it, and LILCO abandoned the site in 1975. In 2026, the Village finalized its purchase of part of the former Rosemary Farm and seminary property, including the amphitheater and barn.

Schools: Cold Spring Harbor CSD

All of Lloyd Harbor is in the Cold Spring Harbor Central School District, which also serves most of Cold Spring Harbor and part of Laurel Hollow. The district's schools are Goosehill Primary School (grades K-1), Lloyd Harbor School and West Side School (grades 2-6), and Cold Spring Harbor Jr./Sr. High School (grades 7-12). Lloyd Harbor School is in the village, on School Lane. Even with one district village-wide, verify the district and school assignment for the individual property.

What's My Lloyd Harbor Home Worth?

In a village this size, every sale is its own story. What moves value here:

  • Land. Acreage, privacy and how the lot sits.
  • Water. True frontage, a dock or mooring, and the view, on the Sound, Lloyd Harbor, Huntington Harbor or Cold Spring Harbor.
  • What you can build. Village rules tie house size and lot coverage to property size, which shapes what a buyer can do with a property.
  • Condition. Older estates and newer construction trade very differently.

Selling a Home in Lloyd Harbor

Online estimates break down here. There aren't enough comparable sales, and the ones that exist differ in acreage, water and age. Pricing a Lloyd Harbor home means hand-picking the right comparables and explaining the property's land and water to buyers the way the listing photos can't. Get that wrong and a house can sit.
